Things seem to be moving now, probably a combination of lower rates and Spring shoppers. Bank Of America announced 6% rates for Jumbos up to $1.5m with 20% down and 6 months PITI in an escrow. That's HUGE for the Bay Area! Check out my new Hillsborough Pocket Listing for 5 Mountain Wood Lane, not on the MLS.     Finally, a home over $4m has Sold in Hillsborough!!  This home was on Irwin a very sought after street in Lower Hillsborough, and Sold in 2008 for $4.9m and just now for $5.3m (enought to cover commissions a sales costs). Nonetheless, a great sign and much needed sale in my eyes. There were two other Lower South Hillsborough homes that also are Pending rather quickly, probably because they were like the smallest homes on nice streets next to large homes!?     Another month and more bad news in the economy with no real end in sight. That said there are still signs that Hillsborough will hold up better than most. The median price is off only 3.5% and the average price is actually up in 2008. There still are plenty of Active buyers and obviously inventories are up as well as days on the market, but people are more selective and rightfully so. I know of some homes in the Skyfarm, Lakeview, and Forestview areas for lease or sale coming up so contact me for more info.

    It's been a slow start to the year with only two Closed sales and two Pending ones (and a few rentals). I'm seeing alot of Buyers lower their budget/purchase price in light of the economy.
